Why Do Commercial Window Cleaning Estimators Keep Their Pricing Secrets to Themselves?

Because there are no secrets. The reality is that the vast majority of estimators bidding commercial window cleaning jobs don’t have a documented pricing system. Some estimators count panes. This creates inconsistent pricing because panes vary dramatically in size. Others charge by the hour. A few use cost-plus pricing. But the vast majority of the commercial window cleaning prices you see on your bids are simply the owner’s educated guess, and many times their price is a “gut feel”. How Do You Price

Commercial Properties?

I’ve determined that pricing commercial properties based on the square footage of glass is the quickest way to determine the base price of any commercial job. Commercial glass sizes vary from small French panes to huge floor to ceiling office tower windows, and access varies from simply walking up to the glass to using a rope descent system to rappel down to the windows. The common denominator is the square footage of glass.

Once I know the exact square footage of glass, I apply a price per square foot based on the frequency and scope of the job. A few examples are below:

First Time Service:

-If we’re cleaning your windows for the first time, we charge $.24 per square foot of glass. If your windows haven’t been cleaned in over a year, or if accessing your glass requires a safety plan or obstacle avoidance, the price increases to $.30 and $.36 per square foot of glass, respectively.

Frequency of Service:

-After the first time cleaning, a monthly window cleaning costs $.11 per square foot of glass, a quarterly cleaning costs $.15 per square foot of glass and a semi-annual cleaning costs $.18 per square foot of glass. If there are any safety hazards or obstacles we have to work around, the price per square foot goes up to between $.13 and $.27 per square foot, depending on specific documented factors.

What Counts As A Safety Hazard?

The Occupational Safety and Health Act of 1970 defines a safety hazard as “a workplace condition or practice to which employees are exposed, creating the potential for death or serious physical harm to employees.” Common safety hazards in the commercial window cleaning industry include:

• Falls from ladders, roofs, scaffolds, suspended platforms, and aerial lifts
• Falling tools or debris
• Electrical hazards from overhead power lines or building equipment
• Slip, trip, and fall hazards on wet or uneven walking surfaces
• Equipment failure due to damaged or improperly used ladders, ropes, harnesses, or anchors
• Struck-by hazards from vehicles or moving equipment
• Ergonomic injuries from repetitive motions and heavy lifting
• Chemical exposure from cleaning agents

• Adverse weather conditions such as high winds, lightning, heat, or ice

   

What Obstacles Actually Increase Cost?

A higher cost per square foot applies when technicians must work around landscaping, furniture, equipment, vehicles, security restrictions, or other obstructions that significantly increase the time required to safely access and clean the glass.

Do You Price High-Rise Window Cleaning Higher Than Storefront Window Cleaning Per Square Foot?

This answer may surprise you. No, I don’t price standard full curtain wall high-rise window cleaning higher than standard storefront window cleaning. Why? Because the set-up and rigging time it takes for high-rise window cleaning is almost exactly equal to the travel time between storefront window cleaning jobs. For example, on standard full curtain wall glass cleanings, my high-rise crews spend 50% of their time cleaning windows and 50% of their time resetting their rigging. On a standard storefront route day, my ground crews spend 50% of their time cleaning windows and 50% of their time travelling between jobs.

When Does High-Rise Window Cleaning Cost More Per Square Foot?

High-rise window cleaning costs more per square foot when elaborate safety plans are required to stay compliant and when windows are spaced far apart. If your building does not have OSHA-certified anchors, and we have to certify them ourselves, expect to pay significantly more. If your building has windows that are spaced so far apart that we have to re-rig after cleaning one set of windows top to bottom, expect to pay more.

Do You Offer Recurring Discounts?

Yes. Our pricing per square foot of glass is lower the more frequently you clean your windows. Our 2026-2027 base pricing is $.11 per square foot for monthly service, $.15 per square foot for quarterly service and $.18 per square foot for semi-annual service. We do not consider annual service as a recurring service. Annual service takes as long as our first time service, and we charge accordingly. 

Why Don’t Other Commercial Window Cleaning Companies Price Per Square Foot of Glass?

I honestly don’t know. Maybe they are pricing by the square foot of glass and they don’t want anyone to know their secret. I kept my pricing a secret until I wrote this article. I was afraid someone would steal the pricing model that I spent years developing on my own. But in the end, I realized that if we want to become the most trusted commercial window cleaning company in the Tulsa metro area, we have to be transparent in our pricing.
